Please Beware of sale and rent back rogues

April 23rd, 2010

Now after a long time of picking up no media coverage companies that offer sell rent back schemes are now under the spotlight.  We have seen a flurry of activity in the press concentrating on landlords who offer to buy house's and rent them back to the owners.|}

The Magnificent Showman by Greenman 2008

Rent Back schemes do offer an important service to those people who want to release equity, escape financial pressures, or sell quickly to emigrate or move. Consumer groups are however concerned that rouge sell and rent back operators wish to get the tenants out as fast as possible to sell the property to make quick profits.. Most Sell and rent back operators take a long term view and never intend to sell. For these operators having a tenant who treat the house like they did when they owned who intends to stay for a long time sell and rent back tenants are ideal as they mean few rental voids and maintenance issues. These landlords see their properties as an asset that will grow in value over the long term and as such are happy to commit to tenants who wish to stay.

People who are looking at a sell and rent back scheme should be aware of the dangers and talk it through with the person who is buying their property. Homeowners should ask for references from previous clients who have sold their home and rent back.

A Company with good references and solid ethical standards is RentBack Direct.Contact them regarding sell rent back and you will not be dissapointed.

can I sell shop quickly today ??

April 10th, 2010

If you are thinking of selling your house faster, it's only expected to have a few worries bearing in mind the current economy. Regardless of this, it is possible to make it happen, and it will need you to put in some effort .

As obvious as it does seem, correctly pricing your house is pretty important. So if your house is just sitting on the property market unsold then the price isn't really right. It is normally suggested to use a Skilled valuer to examine the price range of your house.

House for sale in Cebu - Talisay City, Cebu Houses for sale by Cebu Rent Master

Occasionally not employing an agent to save on commisions, or using a cheaper Estate Agent, may possibly be a false saving as the more affordable Agents may not give you the chance to get you the best value and the swifter sales.

A home that is available for brand new purchasers to move in faster and easily will encourage them to make an offer to purchase it. That is if you make some effort to make some cosmetic modifications and modest maintenance, such as upgrading worn carpets, fixing broken window shades and having some wonderful plants. It needn't be anything significant or expensive, only sufficient to provide an overall nice and clean effect. If the property is okay for brand new potential buyers to relocate from day 1 it will be much more desirable. You may need to make some effort with cleaning and doing away with your clutter, but it will be worthy of the trouble if you can rent back my home for more money.

A blank canvas is more interesting particularly when buyers can imagine a property as their particular own house.

A further solution you can choose a house finding company if you will need to sell the house quickly, and can't find the money to refurbish it to make it more appealing to new home purchasers. A corporation that will assist rent back my home, by buying it from you. They will actually make you a lower market offer .It's their business to do this and you shouldn't take offence if the deal is extremely low.

can I sell my home quick tomorrow ?

March 17th, 2010

If you are trying to sell your house quicker, it's only normal to have various doubts bearing in mind the current economy. Despite this, there are ways and means of making it happen, and it will need you to put in some effort and hard work if you want to sell my houses quick.

As obvious as it does sound, correctly valuing your property is pretty important. So if your home is just sitting on the real estate market unsold then the price is just not right. It is often suggested to seek the services of a Licensed surveyor to check the value of your house. They will help you get that sell my houses quick

Add in a few offers to make the new buyer to take notice of the home and really encourage them to make an offer to buy it, for instance money back to the new buyer, free furniture, etc.

Making use of an seasoned Estate Agent will assist you look for a new buyer for the property in the very least amount of time and a buyer that will spend the highest amount of cash.Sometimes not using an agent to save you on fees, or using a less expensive Estate Agent, may be a false saving as the less costly ones may not be able to secure you the very best selling price and the faster sales.

A property that is ready for fresh buyers to move in faster and very easily will encourage them to make an offer to buy it. That is if you make some effort to do some cosmetic modifications and minor repairs, for example replacing worn carpets, repairing broken window shades and having some pleasant plants. It need not be anything major or too costly, simply adequate to give an overall well put together and nice looking feeling. If the house is alright for brand new buyers to move in from the first day it will be a great deal more attractive. You might need to make some effort with washing and taking away your clutter, but it will be well worth the difficulty if you can sell my houses quick at a premium.

The external looks of the property, is very important not just when it comes to selling but also, to realize a sale at the greatest possible price.Front door is the very first thing anyone entering your home may look, so it should look best. Lot of buyers check the cleanliness of your kitchen and bathroom, so keeping them clean is an important requirement.

Not really every person will like a clear neutral just renovated appearance, but the probabilities are that more people will like it than a customized colour job.

A blank canvas is a lot more appealing particularly when purchasers can picture a property as their particular own .

An alternative option you can decide on a house finding business if you have to to sell your house as soon as possible, and cannot really manage to refurbish it to try to make it more attractive to new home buyers. A firm that will help sell my houses quick, by obtaining it from you. They will generally make you a lower market offer for your house.

ways to sell your home

February 15th, 2010

Have you ever wondered how to sell a your home quickly? How some houses on your street sell as soon as an estate agent board goes up and how other houses are on sale for months or even years? This is not a riddle, but has more to do with knowing some of the basics which would help you to sell your home fast. People’s confidence in the housing market fell rapidly, and to its lowest in the past 30 years.

Lot of apartments for sale in the 'hood by obs9876

As if there aren’t enough things to worry about when you want to sell your house, for the past year we have also had to put the credit crunch and its effects into consideration an its effect on sell my house fast

Most people can only buy a home with a mortgage from a bank or similar. At the moment this has become difficult unless you have a huge deposit or even a flawless credit history. Some reports say that home re-possessions by banks are gradually increasing. This may be avoided if one is able to quickly sell their home. One avenue to sell my house fast is through an auction, and possibly even from a list of properties that have been re-possessed. Some buyers are investors, and might offer cash in order to gain a fast, and so avoiding eviction. The balance goes to the seller, and so the bank would receive the money for the mortgage as they would have first charge. It helps if your home is in a top condition too. This is one of the things to help your home sell faster.

There are some things that some companies would offer to you so you would choose them when deciding to sell quickly; no chain or viewings, no valuation fees, the solicitor fees are paid, all debts may be cleared and no HIPS or estate agent fees.

Bad noodles is not Good news

December 19th, 2009

Nissin Cup Noodles by Melvin Foong

Payday isn't until Monday, so like always, my cabinets are bare. I have to dig deep to find creative ways to make meals that my family will enjoy eating. Often when I discover a good dish through experimentation, it becomes a regular dish, even when I have food in the house. We just had lasagna about a week ago, and I still have 2 more boxes of noodles. I was wracking my brain on how to use one of the boxes to make supper tonight. Since I don't have a lot, I have to use what I have. I am going to call this dish Hungry Man Lasagna.

Here is what you do to make Hungry Man Lasagna. Boil your lasagna noodles in a large pot with a good dollop of margarine or oil so that your noodles don't stick. When the noodles are done take them off the heat and pour them into a strainer. I put the strainer in cold water and let the hot noodles soak in a bath of cold water so I can handle them later. Once they are cooled, lift the strainer out of the cold water bath and let them drain. Set the noodles aside for when you will need them to build your lasagna.

To make the filling for the lasagna you will have three parts, but you can make it any way you want to. I am making this dish a complete meal, so you don't need a side dish with it. To make this dish easy to prepare I will walk you through the steps to make the fillings.

Step 1. Slice up an onion. I cut the onion in half and then cut it up in thin slices. When the onions are clarifying in the frying pan in a dollop of margarine, you will add a pound of ground beef and let it brown. When the ground beef is done, drain the grease off the meat. I use a strainer and empty the contents out of the frying pan and let the grease drain off into an empty pot. Then I put the meat and onions back into the frying pan. Then open a can of tomato sauce and a can of beef stew. Mix it well and let it heat up. Add some Parmesan cheese to it and let it sit while you make the next filling.

Step 2. In a medium bowl empty out a container of frozen spinach. Squeeze out any excess liquid in the spinach. Add 2 cups of shredded cheddar cheese to the spinach.

Step 3. Pour 3 cups of milk into a sauce pan to make instant mashed potatoes. I don't add any water to the milk, because I use 1 percent milk. You can add water if you want to, but I think the potatoes are richer without adding the water. Add 2 bullion cubes and a big dollop of butter or margarine to the milk. You don't have to add any salt because the bullion cubes add enough salt. Use whatever flavor bullion cubes that you want. I used beef flavored cubes. Add about 1/3 cup of Parmesan cheese to the milk while it is heating. Just before the milk comes to a boil, cut off the heat. Slowly add the instant potatoes until you have a creamy consistency.

To make Hungry Man Lasagna place a layer of lasagna noodles in the bottom of a casserole dish. Cover the noodles with a layer of the ingredients of step number 1. Cover that layer with a layer of Parmesan cheese. Now lay another layer of lasagna noodles. Now cover those noodles with the ingredients from step number 2. (I just use my hands to spread the spinach and cheese mixture all around the noodles.) Cover the spinach and cheese layer with noodles and cover that layer with the ingredients of step number 3. If you have any noodles left you can place them on top and cover them with shredded cheddar cheese and Parmesan cheese. Bake this in a 375 degree oven for 35 minutes. The top layer of noodles and cheese will become brown and firm. I like a crispy top to my lasagna, but you can make it any way you want to. Let this dish set a few minutes to stop bubbling before cutting. It is delicious!

Here is another way to use lasagna noodles if you want to use them up. I picked up some fresh zucchini from the outdoor market in town the other day, and they were just sitting in my refrigerator. I had thought of using them as a side dish, but then I thought of a great way to use them and to use my lasagna noodles at the same time. This is really simple, and it is called Zucchini Lasagna.

To make Zucchini Lasagna, boil the lasagna noodles just like you are going to make lasagna. Don't over cook them, so they are easy to handle. I cool them down the same way as I mentioned above. You can do it however you want to though. All you do is cut off the tops of the zucchinis and slice them long-ways. If the zucchinis are really long you can cut them in half so they aren't as long. Next, just dredge the zucchini pieces in an egg wash and coat them with flour. Fry them up in a hot frying pan with some extra virgin olive oil in the bottom. Let the pan be hot so that the zucchini starts cooking right away before the flour has a chance to fall off the zucchini pieces. Once they get browned on each side take them out and place them on a paper towel to drain. In the same frying pan fry up a couple of onions until they are clarified and take them out.

Lay some lasagna noodles in a casserole dish and place the zucchini pieces on the noodles. Cover with some of the fried onions and then cover with mozzarella cheese. Just keep layering with the zucchini, onions and cheese. I also add shredded cheddar cheese and Parmesan cheese on top. Place this lasagna dish into a 375 degree oven for 30 to 35 minutes and let stand a few minutes before cutting.

Enjoy!
